

Web Link: We subscribe every owner to Web Link. This extremely valuable service enables our owners to view (live) the availability of their property, making it easier to do home owner bookings. It gives us a platform to place the home on the Internet offering real time reservation capabilities. It also gives potential guests the ability to view the actual property they want to reserve. The service also allows the owner to view, print or download all closed statement periods, which is extremely convenient for our overseas owners.
Utilities: All utility bills will be debited directly from your checking account. Your bank will offer online banking and you will be able to see the transactions as they occur. Utility deposits for newly purchased homes will be deducted from the owner’s income until the bank establishes direct debiting.
Professional Property Management: Orlando Property Management brings peace of mind to all our owners. Our capable administration staff caters to the day-to-day needs of your home and provides friendly and attentive customer service. Your needs are our concerns.
Fire Safety: In accordance with the Florida State Law, we will mount and maintain a tagged fire extinguisher in your home. Additional fire safety requirements such as a hard-wired smoke detector system and available smoke detector for the hearing impaired will need to be in place before your property is leased. Knowledge of professional property management laws prevents future problems. Even small details such as a fire exit floor plan posted on your front door are included.
Housekeeping: We are proud of maintaining the highest standards for our housekeeping staff. Never worry about damaged or missing items because our employees know the importance of the departure inspection checklist. In the event that items become damaged or missing, deductions will be made from the renter. After a thorough top to bottom cleaning, the following items are left in the home and included in the cleaning fee: dishwasher detergent, laundry soap, toilet paper rolls, personal soap, trash bin liners, and paper towels. We recommend a full day of proactive maintenance and deep cleaning twice a year, which includes pressure washing the driveway, walkway and pool deck, steam cleaning the carpets and doing touch up painting where needed. This extra attention will keep your home in top condition and create a welcome atmosphere for all of your guests.
Licensing: Florida State law requires owners of property for short-term vacation rental to be licensed as a public lodging establishment and additional county licenses are often required as well. We handle all the inspection schedules and paperwork to obtain these licenses and permits for our clients.
Taxes: Each income producing property must pay both sales and tourist development taxes on the gross rental amount received. We will collect and pay these taxes monthly on all of our bookings. It is your responsibility to inform us by letter or fax, of taxes collected on your own bookings, and the amount will be paid from your owner’s account.
Accounting: Since many of our clients live outside the U.S.A. (non-resident aliens), we also offer accounting services that can include the filing of the following required forms:
- Form W7: This form is the Department of the Treasury Internal Revenue Service Application for IRS Individual Taxpayer Identification Number for use by individuals who are not U.S. citizens or permanent residents. It is required to register you with the Federal Government so you can conduct business (rental activity) in the U.S.A.
- Form W8-ECI: The Certificate of Foreign Person’s Claim for Exemption From Withholding on Income Effectively Connected with the Conduct of a Trade or Business in the United States of America. Generally foreign persons are subject to US tax at a 30% rate on income they receive from US sources. However, no withholding is required on income, deemed to be effectively connected, with the conduct of a trade or business (rental activity) within the USA. We can prepare this form to ensure that you are able to take advantage of the much lower “scheduled tax rates” starting at 10%.
- Form 1040NR: U.S. Nonresident Alien Income Tax Return. This is your annual US tax return designed specifically for individuals who are non-resident aliens engaged in an active trade (rental activity) in the United States of America.
Pest Control: Our pest control service will be implemented immediately upon the closing and walk through inspection of your home. The monthly service will include alternating interior and exterior treatments with effective yet non-toxic insecticides. This process will help rid the home of any insects. Continued pest control is carried out monthly and charged accordingly. A free service call plan is included should any problems arise outside the normal monthly service.
